01About

I do not represent one developer. I do not sell everything. My work is to select projects that make sense from an investment point of view. If I believe buying is not the right decision, I will say it directly.

Most people don't lose money because they chose Bali.

They lose money because nobody challenged the numbers before they signed. That's where my work begins.

I do not start with the prettiest render or the most attractive ROI in a developer presentation. I start with the questions most buyers ask too late: What if the rental assumptions are too optimistic? What if the management model is weak? What if the leasehold structure limits your exit? What if the project looks beautiful, but does not fit your life or risk profile?

02My filter

Before I recommend a project, I try to find reasons not to.

Before I recommend any Bali project, I look at the developer, leasehold structure, management model, rental assumptions, construction risk, operating costs and exit logic. If the opportunity survives that process, only then does it deserve a serious conversation.

A beautiful project can still be a weak decision if nobody challenges the logic behind it.
03Background

Real estate experience, applied to Bali opportunities

I am Aleksandra Sandström, a certified real estate professional based in Estonia. My work has always been connected with property, people, negotiations, documents and decisions where details matter. With Bali, I bring the same discipline: not only showing opportunities, but helping investors understand whether the opportunity actually makes sense.

Aleksandra Sandström is a board member and certified real estate broker at INGRAD KINNISVARA OÜ in Tallinn, Estonia. She has worked in real estate since 2015 and has been a certified broker since 2024, with an average client return rate of around 75%. Alongside the Estonian market, she advises international clients on high-yield property investments in Bali, Georgia, Dubai and Spain. See her professional profile at INGRAD Kinnisvara.

What I protect investors from

Beautiful numbers without context

ROI projections can look impressive until management fees, taxes, maintenance, platform costs and realistic occupancy are included.

Buying emotion instead of strategy

Bali is emotional. The decision still needs to fit your budget, horizon, risk tolerance and desired level of involvement.

Projects that look good but do not fit

Not every attractive villa is right for every investor. The wrong format can create stress instead of freedom.

Late questions

The most expensive questions are often the ones asked after deposit. My goal is to ask them before.

05Philosophy

My investment philosophy

  • 01Personal fit before project selection
  • 02Risk notes before deposit
  • 03Official data before marketing claims
  • 04Management model before promised ROI
  • 05Strategy before emotion
  • 06No pressure to buy the wrong project

The right Bali investment should support your life, not complicate it.
