I do not start with the prettiest render or the most attractive ROI in a developer presentation. I start with the questions most buyers ask too late: What if the rental assumptions are too optimistic? What if the management model is weak? What if the leasehold structure limits your exit? What if the project looks beautiful, but does not fit your life or risk profile?
Before I recommend any Bali project, I look at the developer, leasehold structure, management model, rental assumptions, construction risk, operating costs and exit logic. If the opportunity survives that process, only then does it deserve a serious conversation.
